What Is The Process Like?
It’s important to understand that your home warranty company primarily focuses on repairs, not replacements. Replacing an appliance or home system is not the default solution and typically occurs only in certain situations—such as when the item is non-repairable, parts are unavailable, or when the cost of repair exceeds the cost of replacement. In some cases, repairing older equipment may not make economic sense due to compatibility issues or inefficiency. While replacement may be the best option in these cases, it’s the exception rather than the rule. Your home warranty provider will always aim to repair when possible, as it is often the more cost-effective solution.
However, when it’s time to replace your furnace or air conditioner, you shouldn’t have to settle for what’s deemed “value” or builder’s grade equipment designed to save money for someone else. At Omni Home Comfort, we believe you should have the power to choose the high-quality equipment that best fits your needs—not the budget options a warranty company might push. With a Omni Home Comfort Club membership, you have the flexibility to replace your system with the high-efficiency equipment you want, on your timeline, and with no hidden fees. Our preventative maintenance and priority service also help ensure that your systems run at their best for years to come, minimizing the likelihood of unexpected repairs and unnecessary replacements.
Repairs vs Replacement
As a vendor for American Home Shield, Omni Home Comfort operates independently and does not have access to your specific home warranty contract. All decisions regarding repairs, part orders, equipment replacements, and coverage are determined by your home warranty company, based on the terms outlined in your contract. Each step of the process requires approval from your warranty provider, ensuring that all actions align with your policy’s guidelines. If you have any questions, concerns, or disputes about coverage, repairs, or replacements, please contact your home warranty company directly, as they have the final authority in these matters.
- Service call fees or deductibles per claim
- Accessibility, construction, or modification fees
- Permits and code upgrades
- Disposal of old equipment and shipping fees
- Refrigerant recovery and limitations on refrigerant costs
- Ductwork modifications, electrical upgrades, and missing parts
- Labor costs for difficult tasks like de-icing frozen coils
These fees and limitations can add up quickly, which is why it’s crucial to carefully review your warranty policy. For any questions regarding your coverage, contact American Home Shield directly.
With an Omni Home Comfort Club membership, you won’t face unexpected fees or surprises. Our transparent, all-inclusive pricing ensures that you know exactly what to expect—no service call fees, no surprise costs for upgrades or modifications, and no hidden charges. Our members enjoy predictable costs, priority service, and comprehensive coverage HVAC systems, making home maintenance simple and stress-free.
We understand that unexpected fees can cause financial stress, which is why Omni Home Comfort Club members have access to flexible financing options through our trusted financing partners. This allows our members to manage costs in a way that best fits their budget.
Our goal is to ease the financial burden and ensure you can focus on the comfort and functionality of your home with as little worry as possible.
While most home warranty companies typically replace equipment with similar, often builder-grade, models, Omni Home Comfort offers a variety of upgrade options, including premium systems from our trusted partner, Lennox. As a Lennox partner, we offer high-quality, energy-efficient solutions that enhance both comfort and efficiency in your home.
The biggest advantage of choosing Omni Home Comfort for your upgrade is that you’re working with a local contractor you know and trust, not an unknown third-party installer selected by your warranty company. Many home warranty providers assign a contractor you’ve never met, which can be frustrating and time-consuming. With Omni Home Comfort, you can be confident that our experienced team—who are familiar with your home and needs—will handle the installation with care and expertise.
By upgrading with Omni Home Comfort, you not only get a system that better suits your needs but also enjoy the peace of mind of working with a trusted local contractor who is committed to your home’s comfort and efficiency.
To avoid these issues, it’s essential for homeowners to regularly maintain their systems, ensure all work is done by authorized professionals, and comply with local codes and regulations.
For a comprehensive list of items not covered under your home warranty plan, please refer directly to your home warranty company’s terms and conditions. However, in some cases, damages not covered by your home warranty may still be eligible for coverage under your homeowner’s insurance. If this happens, Omni Home Comfort is happy to assist you by providing estimates for your homeowner’s insurance claim. If you choose not to use insurance and prefer to proceed as a regular customer, we can also guide you through that process.
Our goal is to ensure your comfort and satisfaction, no matter which route you choose for repairs or replacements.
A Short Example Of Non-Covered HVAC Items
Below is a list of common items that your home warranty policy may not cover:
- Permits
- Code required modifications
- Refrigerant line sets
- Plenums and duct modifications
- Flue Piping
- Improper installation or repair
- Missing Parts
- Failures caused by secondary damage
- Items that are still under manufacturer warranty
- Detectable pre-existing damage
- Misuse, abuse, or mistreatment, including but not limited to removal of parts and damage by people, pests, or pets
- Accidents, fire, freezing, water damage, electrical failure or surge, or excessive or inadequate water pressure;
- Lightning, mud, earthquake, soil movement, storms, or acts of God
- A manufacturer’s improper design, materials, or formulations.
- A defective manufacturing process, or other manufacturing defects.
- Routine Maintenance (Cleaning)
- Capacity such as drain lines, HVAC equipment sizing, and ductwork being too small or large
- Modification to make new HVAC equipment fit, such as drain lines, electrical, and gas piping
It’s crucial to be aware that most policies have defined limitations on refrigerant, with your home warranty company often covering only the first $10.00 per pound. Therefore, any additional costs will be your responsibility. Furthermore, when the policy does cover permits and code modifications, there is typically a maximum coverage amount of $250.00. As a homeowner, understanding these coverage limitations will help you anticipate potential out-of-pocket expenses, ensuring no unexpected financial surprises during the repair or replacement process.
